Smoke detectors and the sellers. Are bad inspections the norm?
My last post focused on the seller being at the home inspection when the buyers and the inspector was trying to do their job and get the best results for the buyer.
Desert Sun Home Inspections in Carlsbad New Mexico has a really good reputation for finding things that other inspectors miss on a daily basis.
Case in point.
In this recent inspection by a competitor the inspector that hand writes the report as your standing there waiting....Ughhhh.
No pictures for the report and no PDF file or PDF Bill to send on to the lender along with the hand written bill, that's all you get.
I was asked to visit the home that was inspected as a courtesy of the buyer.
I stopped by and the very first thing I saw was the missing.....
Smoke detector.
I took this shot and the buyer said the inspector did'nt write it up because....
"The Home owner said they were going to replace the unit"
Really. When it comes to having a home inspection, don't believe anything the seller tells you. They will eggatuarate what they are intending to do just to help get the home sold and make the buyer feel at ease.
The furnace and the cooling was not tested. The buyer was told by the inspector the unit did'nt need to be tested because it was installed in 2007. I did the testing and found a very loud sound coming from the plenum of the furnace.
I don't know what this inspector has ever done but this is the same inspector that called me one day after I did an inspection for an agency he had done a lot of inspections for.
He asked me to stop inspecting roofs because it made him look bad and the liability was just too great.
Performing home inspections is not Rocket science, but it is science when you want to get it right.
A walk through inspection is not a home inspection. It's simply a look around that costs the price of a home inspection.
And yes he did charge full price for the inspection.
Now the home inspection report I gave the buyer is being evaluated side by side with the other report.
When you need a home inspection, use a inspector that has the experience and has the right tools to get the best results for your buyer. Walk through inspections don't count as an inspection.
