What's My Home Worth Lawrence Kansas?  The easiest way to figure out what your home is worth for the average Lawrence Kansas homes for sale, is to take your square feet and add two zeros.  For example, if your sqft is 1800, your average Lawrence property is worth $180,000.

What's My Home Worth Lawrence Kansas? if it is NOT "Average" and where do I find out this rating?  Douglas County, where Lawrence Kansas, Eudora Kansas, Baldwin City Kansas, and Lecompton Kansas reside, has a building material quality rating that is based on the estimated cost per sqft of construction among other factors.

The ratings have seven grades and 3 levels for each grade or 21 total rating levels.  It seems that about 80% of the houses in the county are rated "Average" with the other 20% being in one of the other 20 ratings.

The grades are Excellent, Very Good, Good, Average, Fair, Poor, and Low and each grade can also have a plus or minus such as Good+ and Fair-.

But how do you know what your rating is?  Well that is where I come in.  I subscribe to the county's building material quality rating system so I can make sure you are not selling your property for less than what it is worth.  For example, an "Excellent" rating on a house could be bringing about $130 cost per sqft so if you were only using $100 per sqft to estimate to determine the fair market value, you would be off on What's My Home Worth Lawrence Kansas?

Now this only gets you in the ballpark.  There are many other criteria that need to be added to determine fair market value.  After all, someone could over improve for a particular neighborhood and could build a "Good" rated house in an "Average" rated neighborhood and they probably would not be able to get the "Good" cost per sqft rating as a SOLD price in that neighborhood.  So the rule on this is to not over improve your house for the neighborhood unless you are never going to sell it.

One other factor that needs to be researched is how many comparable properties SOLD in the past year to try to project how many more might sell in the next year.  This requires a local expert who knows how many houses were SOLD year after year and the SOLD prices and who can determine how reliable the projection of future homes SOLD will be and what factors can affect that data.
