Phoenix Market Trends - New Listings by Month - November 2012
The chart below gives details about the New Listings of homes that go on the market monthly. This particular chart gives perspective of month-by-month based on the previous three years for comparison. As indicated on this chart, 2010 shows a significant number of homes being into the ARMLS system - or, placing them on the market. This would seem that 2010 was a good year because of it; however, this is only an indicator of the homes that were put on the market, not necessarily homes that were being sold out of that market.
This chart evidences that for the past two years, September, October, and November have all been months that have put around the same amount of homes on the market in the Metro Phoenix area. The difference is - as charted in previous posts, there are more homes being sold in the Valley of the Sun currently than from previous years. This means that even though the real estate market has less homes that are going on the market, there are more of the homes on the market that are being sold.
