Craigslist Ads That Really Work

I'd say that about 95% of realtors use Craigslist for the majority of their advertising.   Most agents use the auto create Craigslist ads from software solutions such as Market Leader's Realty Generator, Point 2.0, etc.  Stop that practice today!  Why? Because thats what everyone is doing.

Let me suggest an alternative way to increase your Craigslist lead conversions.

1.  Stop using the generic computer generated Headliners.   Write awesome headliners that get attention.  I posted a Craigslist ad this week that generated 30 buyer leads.  Heres what it said, "This Ugly Renton House Going $50,000 Below Market Value."  Pretty simple ad that anyone could write but the inqueries poured in.

2.  Graphic Design Ad With Built In Call To Action.   One of my favorite graphic is called "Top 5 Foreclosure Deals This Week."  When someone clicks on this, it will take them to a landing page.   For the best landing pages that are simply to set-up, go to unbounce.com. Unbounce allows you to A/B test different layouts of your ad very easily.   The key to successful Craigslist marketing is putting every word, image, idea, and graphic concept to the test.   I do this everyday and am convinced that even the experts can't guess what copy will work.

3.  Now put the property information (3/2 Homes In Renton, 1456 square feet, etc.) without a price.   For more information about this property, call our 24 hour hotline at 888.888.8888 (IVR number) and dial extension 888.  When the prospect calls in, you capture their phone number and simultaneously the phone number goes to your loan officer partner.  Add a "More Information" link that takes them to your Market Leader landing page providing more information on the property.

4.  A second Call To Action link.   

5.  Upload at least one image of the property.  This would be an awesome place to embed your HD professional quality YouTube video on the property.  Did you know that you can insert a Call To Action into your videos?  (How to do this works so well that we only show this to our clients).

My Craigslist ads ALWAYS have a direct link to my website as the "landing page"....I can tell that once they click off CL - and they find my website, they stay for a while....

Thanks for your comment.  I would recommend adding an unusual and catchy adjective as an "Attention Getting" Headline.  Heres an example.  "Wallingford Craftsman Glistening In The Sun" is a little more interesting than "3 Bed 2 Bath Wallingford Home."  I worked with a ton of clients on ad copy for big e-commerce sites, and even though I write creative and well-written Headliners I found that I could never predict which ones would procure the most click-through traffic.   I would recommend purchasing CraigslistAdTracker.com and learning how to use their Link Tracking feature.  This will track your conversion rates per ad and you can run the same ad twice to A/B test the Headlines.   Technically, Craigslist does not allow you to runt he same ad twice but if you use an image-embedded ad you can do this.  I also recommend using a landing page optimization software like Unbounce.com or Instapage.com to A/B test your landing pages.   We use 10 different landing page softwares at Mazemob including video capture.  Hope this helps.  Some agents just hire us at $250 a month for 50 ads a month because they don't want to deal with the hassle of the "measure and tracking" process.  Thanks, Ryland (206.832.9590).

Craigslist works for us, generates 10 inquiries a week compared to the yard signs may 1 per week. Every time we post one of our properties we change the ad title. Its all about a consistant ads placed throughout each and every day. We have hired a contractor called adminoutsource.net to post ads.
