-Get caught up on any deferred maintenance
-Prepare a list of improvements, upgrades and utility cost information. A lot of buyers like to know that a home is being kept up and they like to budget for things.

-Think about where you want to move to if the house sells. Once your home goes under deposit, it does have about 60 days to close. I advise clients even to start looking into financing on their new home before the current house goes on the market to see if they can qualify and to find out the interest rates are and to find out what financial paperwork is needed to get a mortgage.
