No doubt some are confused. Is it a buyer’s market, a seller’s market, should we be selling off our Real Estate holdings, should we be picking up more Real Estate assets? The answer to each of these questions is yes.
The top three things when considering Real Estate are location, location location. Sacramento, Carmichael, Loomis, Roseville, Rocklin, Lincoln, Folsom, El Dorado, Cameron Park and many other locations are very desirable for buyers. Hence, it depends are where you hold real estate that determines whether you should buy, sell, hold or fold. Obviously factors like goals, strategy and condition of property, cash flow and balancing your portfolio have weighty impact on the final answer.
In general, most believe we are close enough to the bottom of the market to make a conversation about that issue non-relevant. In fact, homes in the Sacramento, El Dorado & Placer County under $350,000 are selling for 10% - 15% above 2011 price levels. Even so, if you are purchasing an investment property, does it really matter whether the price dips another 5% before climbing upwards? Your motivation for purchasing remains intact. The income stream from said purchase remains constant. Your ROI remains unchanged in the overall course of this investment. If purchasing a property as a primary residence, the same mentality should apply. Again, this logic is sound at this stage in our current cycle. A different conversation would be practical if the market had another 30 point drop predicted. Not many espouse that position, at least not in the Sacramento Region or throughout Northern California.
So not as a real estate agent, but as an investor or someone looking to purchase their first home, or resize to a more suitable abode, I again state with confidence, now is the time to acquire real estate for personal and/or investment purposes. This trifecta of low prices, low interest rates and low inventory has already begun to drive the real estate market in a positive direction in the Sacramento Valley.
