Homes in Deer Hollow-Nice Area In North San Antonio

The name on the sign at the entrance of the community is Deer Hollow. But according to the Bexar County Appraisal District the community name is Deerwood. I’m guessing some marketing gurus had a meeting in the early days of the development’s formation and decided Deer Hollow had a better sound than Deerwood.
In an earlier career I was a marketing guy so I understand how naming things for good effect tends to go.
Deer Hollow has 214 houses. Once made available for sale they do not usually remain on the market very long. During the past three years, forty-six days (46) on market was the median (from initial listing for sale to an agreement to sell) in Deer Hollow with seventy-four days (74) as the average days on market. Today there are only two homes on the market and they are both under contract.
As I reviewed the data on Deer Hollow homes for sale, I noticed an unusual statistic in the MLS results. Few of homes that go on the market in Deer Hollow have listings that expire, get cancelled, or are withdrawn. That means the Sellers are keeping their asking prices in line with market expectations. And it probably also means that by not having a large number of homes available for sale, the supply/demand ratio makes those homes harder to get and therefore stabilizes the value. That’s just a guess on my part.
Here are the sales in Deer Hollow from 2010 through today, November 2012.

Sales in 2010-14, in 2011-6, and so far in 2012 -14 homes have sold in Deer Hollow. So in 2012 about 7% of the homes in Deer Hollow have sold.
In 2012, prices for homes sold in Deer Hollow ranged from $330,000 to $211,000 at the low end. There is a community pool, park, and playground. Homes are generally between 2,000 and 3,000 square feet.
Deer Hollow is south of the Deerfield community and can be reached from West Bitters Road. The area is served by North East Independent school district.
