A good gauge of real estate market conditions is National Association of Home Builders’ (NAHB) confidence level. Based on the most recent survey available, single-family home builders’ confidence is at a 6-year high.
The survey is scored by comparing builder perceptions of the marketplace. For example, surveyors are asked to rate their expectations of home sales for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” These scores are then calculated to derive a seasonally adjusted index where any number over 50 indicates that more builders view sales conditions as good than poor.
