The goal of any marketing plan to get your home sold is to get as many qualified buyers into your home as possible. Constantly searching for new methods of exposing your home to potential buyers is critical.  I consider my marketing plan a competitive advantage so I am only gFast Track Marketing Action Planoing to outline a few of the steps here.

 

Fast Track Marketing Action Plan

 

  • Setting the initial listing price is critical. Consideration has to be given to the condition of the home, current market conditions, desirability of the neighborhood, what Buyers are looking for in a home, and how your home compares to other homes being sold. A good grasp of the local real estate market is required in order to get the highest dollar in the time frame that you have to get the home sold. Sellers set the price of their home, but Buyers determine the value.

 

  • Staging the home to maximize your homes attributes and minimize its short comings is very important. Having impressive curb appeal is critical to getting top dollar for your home. Some improvements are more cost effective than others and I can help you prioritize to ones that will help your home sell.

 

  • Entering your home in the Regional Multiple Listing Service (RMLS) is the single most important thing you can do to sell your home. This alerts other real estate agents that your home is for sale. I would estimate that 85% of all homes sold are because of the RMLS. The next most important thing is to have a for sale sign out front.

 

  • Over 90% of all Buyers start their home search on the Internet. Having your home listed on the websites that Buyers use is essential. Your listing needs to be showcased with quality photos and descriptive language that motivates a Buyer to act.

 

My Fast Track Marketing Action Plan requires constant communications between all the parties involved in a sale. I will be in constant communication with you, the Seller, and with the Buyer or the Buyer’s Agent to get this sale completed. There scores of details and paperwork to complete. Wayne: All of them are exceedingly important, with price being #1. If they are all in place, the property should sell fast. If not, there are other problems, but they are with the property, not the marketing.

Your very first point is where so many real estate agents fall short. They aim too high to get the listing. I firmly believe in pricing for the market the first time. Sure, sometimes we are a little off the target but knowing a home is worth $30K less but taking the listing anyway doesn't do anyone any favors.

That's so true. Pricing is the single most important factor. I have to agree with everything you've written. This is great information for the seller that really wants to sell. The internet presence is also very important.
