Ok..so I'll admit that I'm a sucker for some reading fluff, so when I was just reading one of those articles on Yahoo titled "Men reveal the moves that make woman swoon"..well, being a woman I wanted to investigate this a bit more as some of these usually have some idiotic stuff.
As I was reading it though, my mind kept doing a comparison to how a seller and their agent can do things to make buyer's swoon.
1. Tell her how good she looks (in an unexpected way): In the article, the guy mentioned that he would compliment a woman on say her boots for example..and how they made her legs look great. Well, a good description and write up of your home can paint a great picture that can make a buyer feel good about looking at your home. Now, don't get carried away...like say your house has an updated kitchen when all you did was put in a new dishwasher which didn't come in the avocado color to match the perfectly working oven you bought in 1978.
2. Be spontaneous: The gentleman in the Yahoo article was saying how woman just love when a guy is spontaneous. Well sellers, buyer's also love when you are flexible with your showing times. I know it's very hard to have your home on the market and have a life, but being spontaneous every now and then and allowing for a last minute showing just might get your home sold quicker!
3. Let her talk about herself as much as she likes: Ok..as a woman even I know this one is SO bogus..I mean what REAL guy would let a woman go on and on about herself. In the article though..letting a woman talk was more of a fact finding mission to learn a bit more about her, so sellers, having an agent that as gives as much detailed information that they can about your history, age, updates, room sizes will make buyers happy.
4. Lay on the charm, but in a relaxed and humorous way: The article suggests that flirting in a fun way makes can make woman swoon. Hmm..I'm not too sure about that..but I do know when selling your home, flirting with buyers and pull out all the charm by working the room..aka internet is a good thing!
5.Plan an unexpected (but fun) first date: As the article suggests, being creative and doing something out of the norm works like a charm. Hire a chef to cook a private dinner....take a helicoptor ride..things like that. When selling your house, doing the basic marketing is good..but having an agent that does things differently..like say an evening Broker's open with wine and appetizers..or working together with other agents that have listings in the neighborhood to offer a drawing to all the buyers that came through and signed in to all of the open houses.
6. Maintain meaningful eye contact with her: The writer suggest that keeping eye contact without looking creepy is a great thing as it shows you're so into her. When listing your home, it's always a good thing to remove lots of extra furniture and an over abundance of family photos. I hate to use the word "clutter" as they are your things, but letting the buyer keep eye contact with the home and rooms without spending lots of time looking at your photos trying to see what you're like works so much better. OK..this one actually makes a buyer's agent swoon! There can be lots of time when the buyer's are swooning over your things..and not looking at your home.
7 Be true to your word: Aah..the good ole calling her when you say you will and following up in general. For the record I'm SO glad I'm not single! Touching briefly again on making sure your advertising is not totally over the top so the buyer is disappointed when your home doesn't have what the write up says...hiring an agent that not only returns calls and gets documents to a buyer's agent in a timely manner is HUGE. They are working for and with the buyer..so this is a win/win on making a buyer and their agent swoon!
8.Some old-fashioned chivalry will make her feel like a queen: Yes, opening doors is still a good thing! Lately though..when working for buyers I have had quite the problem with the key not working, the code given not working, having to walk through wet mud to find the gas meter that the lockbox was on. Of course there were no booties..or rug that I could wipe my shoes on..or cover them with.
When selling your home, you need to think about how the buyers and their agents with traverse your home, from getting out of the car, to checking out the back yard. Keeping the tempurature warm in the winter and cooler in the summer if possible makes sense to keep the buyers in your home longer. I've had buyers literally do a brisk walk through a home that had no heat on in the winter!
When selling your Portland Metro Home, knowing the seller moves that will make a buyer swoon..or fall in love with your home is why you have it on the market after all...to get it sold!
