Attention Buyers: Buyers boarding…Ahhhhlll Aboard! This is your cruise ship captain and I would like to welcome you all aboard our cruise ship “Buyers Brilliance”.  No need for Dramamine here because this is going to be a smoooooth ride.

Hey, you over there kicking back in your lounge chair on the shore, haven’t you heard about the Buyers Market?  Oh, you say you’re scared and just want to kick back and watch the other buyers to see what is going to happen?  I completely understand, you’ve been hearing a lot of mixed information about the real estate market.  If you climb aboard you will find that our market is all about YOU the buyer. So, my recommendation to you, “Don’t Miss the Boat”.

So grab a drink, sit back in comfort, enjoy the sun and take it all in as we cruise across the ocean to have an overlook of exactly what a Buyers Market is.

Now is a great time for buyers in the real estate market because it’s just that, a Buyers Market. Is what that means, is there are more homes up for sale than there are buyer’s. That means a whole lot for YOU.

With the annual absorption rates, which are based upon the past years performance you will see how many months inventory we have right now. It was inevitable that we would find ourselves in a much needed Buyers Market to balance out the market as a whole.  That balance creates a “normal market”.  As a benefit to you, the buyer, seller’s are providing many incentives for you to get out and buy real estate.

What are those incentives, you ask?

  • More homes in the inventory to choose from, existing and new builds. (see example below for current inventory and absorption rates)
  • Sellers contributing to closing costs, buy downs, bonuses, price reductions on 250k+ and inclusions.
  • Mortgage rates are very low at this time which gives you the availability to get more home for your price and to keep your payments down.

This will be the foundation for you to build upon your dream of buying a home in Utah. Before we pull into the dock there are some important points to remember so that you can get started on achieving your dream of buying a home in Utah. Whether you are a First Time Home Buyer, a buyer purchasing your 2nd+ home, relocating from another state or have a military transfer to Hill AFB the following steps will help you to achieve that goal.

  1. Call your lender to get pre-approved. If you don’t have a lender, call Julie Neerings REALTOR®, she has a great team of lenders that will provide you with exceptional service.

  3. Start planning your move and fulfilling your dreams of homeownership in Utah.

Julie, what a cute way to present your market report. Cruises to the Great Salt Lake, hmmm sounds like a new type of a cruise.  I'm sure your buyers will love the cruise.

Linda: Oh yes, you should never forget that. :)

Marchel: Thank YOU so much! You are such a sweetheart. That does seem funny-a cruise in Salt Lake City, but that was actually that cruise to the Bahamas that I was envisioning :) All the buyer's met me in Florida to board the ship for that FREE getaway and learn all about buying in Utah. (pull me out of my dream cloud).

Julie,

You're a genius...what a neat analogy; I love it. Looks like it's a great time to be buying in Utah and with you in charge of navigation, they're sure to land on the right island, ummm, I mean house !

Julie, love the cruise theme and "get on board." We have had a buyers market in North Texas for 17 out of 22 years so it is so old hat here compared to other areas of the country that this is something new. With interest rates coming down your advertisement should wake some "cautious buyers" up and get out there and get the deals.

Christine: Oh Thank YOU so much.  You are so kind and yes the buyers are out and they do need to be given comfort for what is fact.  There are so many options for them. Enjoy your weekend my friend!

Katerina: Prize? There's a prize?  I hope it's a cruise to the Bahamas. LOL.  Thank YOU so much for your kind comment and enjoy your weekend.

Jason: Thank YOU for such a fabulous compliment. Anytime you want to talk, I would love to visit with you.  Enjoy your weekend my friend!

Adam: What a very kind comment my friend.  Thank YOU!  I was worried as you know by my email that I shouldn't have added this to your group because of the market reports. I'm so glad you enjoyed this though and hope that you have a wonderful weekend.

Faina: The buyers shall board at the red carpeted boarding dock which is waiting for the presence. :) Thank YOU for your wonderful comment and I hope you have a fabulous weekend.

Thank YOU Krista for your wonderful comment. Enjoy your weekend my friend!

Cynthia: You are so kind, really.  Thank YOU for such a great comment and I'm glad you stopped by to board the cruise. Have a great weekend.

Jo: Wow! What a wonderful comment and I truly appreciate your sincerity. I have to say that I love the whole idea of island, I mean house.  That just got my brain going into a million directions.  Thank YOU!

Carole: I'm so glad you enjoyed this post. Truthfully, the graphs and such get me lost when I'm reading them too so I wanted to definitely put a twist to the average report.  I love to the people that I get the privilege of helping and if this helps anybody out there, that will be a blessing in itself. Thank YOU for your continued support.

Gary: That is so interesting how different our markets really are.  Your prices in Texas are really good too. There are so many relocations to Texas.  I just closed with some clients that sold their condo here in Utah and have lived in Texas for the past 2 years. What a treasure it is to know I have great friends in Texas to refer business to when the need is there.  Enjoy your weekend!
