Do you use new construction photos for your listing before it's done?

I just picked up two listings today from custom home builder Andy Reynolds Homes, for his new neighborhood Hunters Creek in St Johns, FL. I went over to take photos of the property. It is about two weeks out from completion. When I mentioned it to the builder, he said that the home wasn't ready for photos yet. I told him that I was going to add them to the listing because I think that buyers will want to see where the home is, it's progress, and what's remaining. Two weeks out is nearly complete.

What do you think, do you use new construction photos, or just elevation and floor plan, when it isn't complete?

I've never listed new construction, but the prevailing practice here is to use a drawing.  I like your idea of using the nearly complete photos. It reminds the buyer that the house is brand new. 

Make a Google+ photo gallery of all those pictures!

Melissa.... I use photos starting at the point when the foundation is being poured.,...I'll take photos of the forms in the ground...then the concrete walls...then the first deck and the framing in every stage.... I want potential buyers to follow the progress ..... buyers have told me that they will follow the blog post photos and show up at the point where they can recognize what each room might be (the rough frame)..... then they submit their offer and they can meet with the electrician to place lighting..... I want our new construction to be under agreement long before it's complete.... the builder might not because once it's complete there are no changes!!!!!

Melissa....most buyers cannot read a plan without some assistance.... posting a plan is not very effective.... you could do it, but also add whatever photos you have of the stage that the home is at.... once the home is boarded inside, then do each room....

Melissa: I use photos and videos all along the way to show the progress.  Once complete, a final blog/video showing the home in all its glory.

I really like the idea of progress photos, both for marketing the property and to give to the eventual owner. We used to do them for custom home builders when we were still had a photography business and the client received a "scrapbook" of the images when the home was completed.

Melissa, this is good business. Saying a home is 'under construction' makes all of us wonder what stage it's in. These photos show a house near completion, vs. one in frame stage or slam just poured or the dreaded 'permitting' stage. While the Builder wants to show a finished product, he's more likely to attract a buyer if they know it's close to being finished vs. months out.

Barbara - Thank you for the guidance. I know this is your area of specialty. I felt the same way, but was looking for some reassurance since the builder had a differing opinion.

Anita - I've seen your videos after the fact but wasn't sure if you did them along the way too

Nancy - You know when we built our first home we took photos along the way and put them into our family scrapbook. 

Sharon - Thank you for your advice. It helps me feel more confident in my decision.
