I specialize in lease options and owner financing, this creates a lot of notes and tied up cash. Sometimes the seller, after a year or two, wants to just get cashed out and is willing to sell the note and forego the profit they would have made holding the note.

So, as an investor, this is where you can step in and make some great profit without having to track down properties, renter, buyers or whatever. You just have to buy the note from someone else who has already done all the work for you.

Not only can you get great deals buying notes for 70-80% of the LVR, but these notes are secured by real estate unlike a stock. So if you are a real estate investor who would like to know more about investing in real estate by purchasing notes, please contact me anytime. If you are an investor who likes to track down the deals and get the notes put in place also feel free to contact me. We have plenty of homes available that may work for what you are looking for.

Hi Todd,

Sounds like we're doing the same type of business in different areas.  I'm located in Sacramento, add my to your associations so we can exchange referrals out of state.  Have a great week!

Tom - Oh, they stop and give me a check before they move past me... Promise!

Marc - Most of our buyers are not at that 630 credit score and that is why them buy on private contracts, but if I see one come through, I will certainly give you a call.

Sam - I find the notes because these are my past customers that sold on owner financing and now need the cash for something else, or I do a title search and look for land sales contracts that have been recorded.

Robert - Not really without giving too many of my secrets away... Sorry.

Tom - 90% of our loans are in first position, but when they are they are the only loan. If I had some to send you, I gladly would.

Shirlen - Like I told Tom, if I have something pop up that one of my other investors doesn't buy right up, I will drop you an e-mail and see how we can help each other.

James - I work lots of different avenues and though I would love to add you as an associates, I would love to read more of your stuff first and see if you are comp able with my clients.

Charles - Not as much today, but if the deal is right it certainly can mean great profit.
