I had a phone call fom a Realtor who had made an appointment to show a listing of mine with 2.5% commission to the buyers agent.

The conversation went something like this, me answering," Hi  good afternoon this is Mike", Him" My name is xxxxxx with xxxx I am going to show your listing this afternoon if you will guarantee 2.7% to me." My response" bring  an offer and we will then discuss commission", his response" I don't do less thyan 2.7%, if you don't guarantee 2.7% I won't show your listing", my response" bring me an offer, then we will talk",him back to me"2.7% or it's no deal", me " what about your buyer?",him" will you guarantee 2.7%", me" if you bring an offer we will discuss the split", him" I've been in this business too long, it's 2.7% or I don't show it", me " don't show it then!', him .. he hung up.

He did show or at least he opened the lock box. No feedback though!

What would you have done?  Is this ethical?
