Sellers, when you sign an Exclusive Right to List your Home you are now in the business to sell. This is a Broker’s Listing – Read the Listing Agreement. Your Listing Agent represents you in the sale of your home. If you trusted your Agent enough to sign the Broker’s Listing Agreement, agree to listen. Expect to be inconvenienced because your Agent is working with other REALTORS® and many different resources, spending their own money on marketing and using their own time to sell your home as quickly as possible, for the most money, within a short period of time. Selling a home, while still living there doesn’t have to be stressful if you work with your REALTOR® and not against your REALTOR®. There is a reason why a home stays on the market for a long period of time – it doesn’t have to be that way. I’ve outlined some tips on how you can potentially get your home sold in 30 Days or Less
Tip #1 – CHANGE YOUR MINDSET; SELL YOUR HOME
When the For Sale Sign goes up in your front lawn, you are advertising your house is for sale.
Tip #2 – BE OPEN FOR BUSINESS
Think of your home as a hotel for guests. Guests are informed of check in and check out times. Guests always arrange their time to accommodate their schedule. Arrange your time so that Check In means your home is clean and ready for showing. Check Out means you are out of the house while guests are viewing and making a decision on whether or not to buy your home.
Tip #3 – DO NOT TURN DOWN BUSINESS
Turning down a prospective buyer or trying to rearrange their time for viewings will typically result in no showing or poor results. The time to get ready for showings is before the first showing. Many people make the mistake of trying to buy more time to clean and make ready after their home is open for business. Can you imagine going to the grocery store for milk during normal business hours and being told you can’t shop now because the store owner wants you to reschedule your time? A buyer knows there’s more milk to be bought elsewhere and they won’t waste their time rescheduling their time to come back at a later date or time.
Asking the buyer to reschedule their time is like offering your guest a sour glass of milk – this spoils the mood and they no longer have a taste for what you have to offer.
TIP #4 – THE BEST SIGN
The best sign of all is a SOLD sign – you have a good chance to sell your house within 30 days or less on the market if you change your mindset. The quicker you get under contract, the more time you have to bring closure to your existing home without the time span of being open during normal business hours.
