Listing appointment from...Hell-o, are you kidding me?!
After completing a full color listing presentation and loading up my laptop for the online version, I headed to a competitive listing appointment. As I started the Comparable Market Analysis part of the presentation, the owner halted everything, claiming there was 2240 square feet of living space, not 1922.
I told her I pulled the information directly from the County web site and the Property Profile provided by a title company. My comps were in line with the County and that is what I had to go by. I also told her that if she were to say the property yielded 2240 square feet of living space and she received an offer based on her square footage and the appraisal came in low, that would present an unwelcome and uneccessary set of circumstances.
I asked if her and the husband had measured the property to confirm the larger square feet of living space and her answer was no. Had she ever had the property appraised to confirm square feet of living space? No again. She bought it from someone who offered seller financing, a FSBO. I told her that I must adhere by County standards unless she has proof otherwise. Our industry is based on accurate information, not hearsay. I was unwilling to use the information she provided and did not get the listing.
