My, how our market has changed! It wasn’t long ago we were begging people to buy listings. Buyers could take their time, think about it, go on vacation, come back, think about it some more….then maybe put in an offer…..
Well, things have changed a bit. A client of mine I am working with would love to buy a home in a particular area. One came on the market and we went to look at it right away. My client thought it was a possibility but did not move quickly and it went under contract just as I thought it would. We have looked around other areas but they want a home in an area where there are none. Problem is….there are no homes in this particular area of The Woodlands for sale! What to do…..sit and wait? No thank you!
No Inventory….No Problem!
Trying to think outside the box and figure out a way to help this buyer find what they want, I prepared a letter to let the neighbors of the home that went under contract that my buyer would like to move into their neighborhood!
“HELP! My buyer just missed your neighbors’ home at 123 Main Street that just went under contract and will soon be SOLD! My buyer would love to own a home in your neighborhood but there are currently no other homes for them to look at!
They are highly qualified for their loan and are flexible on a closing date. They can even close quickly and allow you to stay in the home and lease it back. This would allow you to have the money out of your home and the confidence that it is sold before you look for your new home! If you have thought about selling, this could be a great opportunity for you & my buyer! ”
I delivered the letter to 100 homes today so I am hoping I will hear from someone who might be interested in selling their home. By being proactive about finding my buyer a home, I am hoping they will get the home they are dreaming of and that it will be a great opportunity for a seller who won’t have to go through the hassle of showing their home to numerous buyers.
