"You can't advertise your way out of this market,"a broker recently told one of our local Real Estate Book representatives. And he was right. No amount of advertising is going to bring the market back to 2006 levels.
But, does it really matter? Consider this. You can sell the same number of homes you sold in 2006 this year. It may not be easy, but it is possible. And, if you did, you would gain significant market share and dominance.
How? Be a hunter, not a gatherer. Proactively reach out to every potential buyer and seller available. Not just those in your sphere of influence. You can't rely soley on your referrals anymore.
A carefully planned professional marketing program is no longer optional and tracking your results is vital to maximizing the return on your advertising investment. Professional, valuable and consistent follow up is key.
Sales is a game of numbers and your closing ratio has most likely dropped - you've got to increase your activity to protect your income and thrive as the market normalizes.
Your advertising may not change the market, but it could certainly change your market share.
