Just The Gaps, Ma'am, Just The Gaps

Sometimes the obvious is so obvious it is overlooked.  When people call for inspections, in this case a one-year warranty inspection, they know there are problems with the house.  Often I write down a list of things they see as problems, and listen to their descriptions of problems.

One problem in this house was moisture on the floor behind a large TV stand.  They said to me, "It's at ground level.  How can water be coming in?"

Water flows up, usually, and not down, right?  No wait, that's not it.

A quick look outside revealed just where this water might be getting in!

A sectional, concrete window sill is placed in front of three windows.  Installation of such a sill arrangement is essential to whether the house stays dry.

These sections rest on the brick, and in front of the windows.

This is where the leaking is happening.  THE HOMEOWNERS HAD NEVER NOTICED IT!

Can you see the problems?

Gapping is evident between both sections.  One is worse than the other, but I almost said, "Just the gaps, Ma'am, just the gaps," when telling the homeowner what the problem is.

You can see right through to the house!

And notice the caulking bead along the top.

These two sections are not aligned, and who ever put on the caulking could see the gap!

He just left it!

Somewhat fortunately, this facade is on the south side of the house.  It get minimal rain during storms which typically move in from the north and west.  Storms like, oh, hurricanes!

Not a lot of water was getting in, but still, a gap is a gap!

The repair?  Well, smooshing mortar into the gap is NOT the way to fix it!  What do you think the builder will tell these people the repair is?

My recommendation:  one-year warranty inspections are important.  Make sure they are done!  Sometimes I am asked what kinds of things are typical on such inspections.  Well, nothing is typical!  Problems abound, and they can be in any aspect of the house.  So, do the inspection!

Certainly if they can leak Joan!

Wayne - I don't think they had any inspection at purchase other than the walk through with the builder.

Now that's a 20 foot gap (evident from 20 feet away).  So much for builder quality control.

Jay - Was this a new house?  That's crazy!  The lower brick is still where it was, and the windows haven't moved - just incredible oversight!

Is that bright light from your inspectors magnifying glass? I think they should smoosh some caulk in there, that fixes everything, right?

Hi Jay: I wish you were an inspector here in my area because a home inspector can kill the deal by pressing the panic button.

You need to know the difference of word definition to use. That is, leak or seep. In your blog, you should have been using the word seep, not leak. Example: Water is seeping into the home. The pipe is leaking. Important in reports if for some chance your in court for something.

Anyway, good one. Fipping contractor crap building eh.

I have had a couple inspections this week for old homes. Both in the 40s, and I can tell you that over 60 years they each had some odd things as "fixes."

Yes, it is very good advice to have a professional inspector go over your home for its one year warranty period.  Builders miss alot of things and a good inspection will catch the potential problems the average homeowner wouldn't.

Hi Jay, water can "wick" up small openings and appears to be what is happening here.

Rafi - as Mr. Rogers would say, "Can you spell quality control boys and girls?"

Dagny - this was the one-year warranty inspection.  And this wasn't the only thing!

Jim - caulking is the perfect fix, if coupled with duct tape and Kilz.

Thanks Marshall, but it wasn't hard to see!

Maria - we just observe and report, and this got reported!  Oh, and blogged about.

Thanks Dave.  I assure you, there wasn't much seeping going on during Sandy!

Travis - if there had been.  The builder's supervisor is no inspector, apparently.

Karen - surely in older houses there is a mish mash of repairs and fixes!

Rob - one of the most valuable things on the one year is a thermal image sweep of the house.  That usually reveals lots of insulation problems.

Bob - the moisture was in the floor board of the wall inside that window.  Pretty good amout of moisture too.

I'm thinking a really big wad of bazooka bubble gum should do the trick! Oh wait, can you paint bubble gum? The pink wouldn't go to well with the color of the concrete.

Jay:

Those gaps are easily visible.  Why didn't the person who caulked the house take care of the problem?  Too much work.?

Sorry but shame on the homeowner. This is an easy one if there is water problems on the inside. Would have looked on the outside of the home as soon as the issue showed up. And if this is a new house did the buyer at the time not have the property inspected? If so then shame on that inspector for not pointing it out especially since the is a joint 2 feet away.

Evelyn - because he wasn't diligent.  And this needs MORE than caulking!

At least they hired me for a one-year warranty inspection Bill!

Is builder quality control an oxymoron?  By the way, love the Dragnet reference.  I still watch it on occasion.
