  We have always had the inspection done and earnest money deposited from the approval of the Seller...not the lender. This meets with less resistance than one might think...it goes beyond "skin in the game" in that it may uncover problems unknown to the sellers and drastically effect the price.

Good links to a good website.  For the record, I do not want my client spending money on an inspection until the short sale is approved through the lender.  If need be, we can perhaps renegotiate the price if there is a latent defect that is too expensive.

We find too often that there are well, septic, central air, etc. issues AFTER approval. It is a gamble either way!

I personally  advice my clients not to do any inspection until after written lender's approval is received. Too often shortsales fall through or the lender comes back with outrageous demands and appraisal value.

As a listing agent / seller, you always want the inspections done as soon as they sign the contract.  As a buyer agent / buyer, you want them done only after the short sale is approved - often many months later.
