What this Arvada Home Sales report tells you:  Arvada homes priced between $400,000 and $500,000 have gone on a wild ride the past 3 years.  Currently, there are a lot of homes for sale compared to the number that sell each month, so sellers in this price range need to take the 6-month absorption rate into consideration.

Building of new homes is continuing in Arvada, these are probably the main competition.  In fact, 15 of the homes currently for sale are new construction.

This report includes only detached single family Arvada homes listed or sold between $400,000 and $500,000.  I’m using the term ‘distressed sales’ to refer to short sales and foreclosures. A ‘regular’ sale may also have been ‘distressed’ in the sense that the home was in need of major work.

  • Currently, there are 49 Arvada homes for sale in this price range (vs 48 last month).  5 of them are short sales, 1 is a foreclosure. So 12% of Arvada homes for sale in this price point are distressed sales.

  • Last month, 8 Arvada homes sold between $400,000 and $500,000.  39 median days on market.  None of them were foreclosures, one was a short sale. 12% rate of distressed sales.
  • One year ago, 4 Arvada homes sold in this price range with a median number of days on market of 148.  None of them were foreclosures or short sales.
  • Two years ago, 7 Arvada homes sold in this price range with a median number of days on market of 51.  None them was a short sale, 3 were foreclosures.  43% rate of distressed sales.
