Ever since I have been in the business, almost two years now, I have done one thing that I don't see anyone else doing.  Sometimes it pisses people off, but more times than not, they are grateful.  I consider it just a minor act, with GREAT return, in the services that I provide to my buyers.  When you have a listing, do you send some sort of email, or flyer, announcing this new listing?  You send it to ALL of the real estate professionals within your database, I hope.  Well, why shouldn't your buyers get the same treatment?!  I'm not saying to make up a flyer with your buyers pictures on it.  All you need to do is write up a short email saying that you have a new buyer.  Send it to ALL real estate pros in your database.  Give the details of what it is that they are looking for, such as:

  • # of bedrooms & bathrooms
  • square footage
  • price range(allow for windage)
  • areas
  • anything else that is relevant to your client

I'm sure that someone else HAS to be doing this besides just myself.  Here are the results of the last one that I sent out:

40+ responses(good ones anyways)

  • 18 possibilities for my buyers(that I had somehow missed on the MLS)
  • 5 thank you's for including them, but didn't currently have anything
  • 12 that didn't work for this particular buyer, but at least now I know about
  • 5 homes that are not yet on the market, but now I know about and pretty much have given my buyers firt dibs.

So, all in all, there were 23 homes that I may never had known about that match up to what my buyers are looking for.  What kind of service would I be providing without this simple email?! 

If you don't include these real estate pros in your database, I question that.  I load new ones in every day.  For each one that says "don't send me anymore of your unsolicited emails", I add two more!

I've never done this myself, but think it's a great idea!  Especially to get the heads up on a few homes that might be coming on the market soon.

I Totally agree with Mary and Ryan, I think its a great idea! It certainly has potential to put you in 1st place for a "not as yet listed property", but soon to be! Maybe even ahead of agents working for the same firm as the listing agent? Who knows?  I've got a running tab of about 10 to 15 buyers on my plate, wouldn't hurt to add another name!

Corey...This is a good idea.  I haven't done it but will.  in fact right now I'm working with a couple who are looking for a house with a dynamite waterfront in a certain location on Lake Anna.  We looked at everything currently on the market.  This might just get me a heads up on a new listing.

It's always a little scary sharing the great ideas, isn't it Corey?  I struggle with that.  I don't mind sharing with fellow agents in other markets, but my best ideas I'd like to keep away from my direct competition.

I have never done it.  However, I think it is a terrific idea!  Keep us posted on whether your Buyers closes on a property due to you e-mail campaign!

Ryan: It would be impossible to not share an idea, such as this, with the local "competition".  I guess I look at them more as allies though.  There are certain things that I do that I definitely choose to not share though.  In that aspect, I guess I do consider the "others" as competition.  Did I just contradict myself?!

Rick:  I have closed deals on homes that I found in this manner.  As far as the most recent, I was introduced to a home that I hadn't found in the MLS because it was 14k above the targeted price range.  Turns out that this home is 3000sf, on a half acre, and listed at 279k.  It sold for 365k last year, but was turned into a marijuana growing operation and basically not treated well.  My buyers loved th epotential and have the $ & time to rehab it.  About 30k will get it back to it's previous state and they will instantly have 50k+ equity.  Hard to find something like that today, but we did.  They never thought they could afford a 3000sf home.

Corey-I think it's a great idea with one possible problem. I receive flyers daily for properties 100 miles away from where I work. I am not interested in hearing about properties in areas that I do not work in. If you only send your emails out to agents working in the area that you are looking to help your buyers in then you have a really sound idea. 

Do you filter who you send your emails out to?

Scott:  I guess I filter them based on the counties my buyers are looking in.  I don't send them to the realtors everywhere.  The nice thing about emails is the delete factor.  I agree, I don't want to spend time looking at properties on the other side of the state, unless I have buyers for the other side of the state.  So, for that reason, I would never tell someone to stop sending me their flyers.  I just "delete".  Do you get stuff from me?

Corey, you might be on to something. Most agents would probably be thankful to have  a chance to look at what your buyers are looking for and see if they have a listing that fits them, particularly in this market. It's a fantastic idea. Thank you for sharing it with us.
