Sellers, Why You Need to See the Competition

 

There’s much to consider when you are planning to sell your home, particularly in today’s competitive market.

 

Some things you can change and some you cannotSome things you can impact…condition, clutter, positioning in the marketplace, availability…others you cannot (e.g., view, noise, location).

 

Understanding the local market conditions is essential so you can, with your REALTOR, determine how to position your home in the market to sell quickly and for the best price.

 

Information such as past recent sales of homes similar to yours, the available inventory, the length of time homes are taking to sell, price per SF, availability of buyers in your price range, pricing and sales trends, and more are necessary data points so you can make an informed decision.

 

It is NOT just about what YOU think the home is worth or what you need to sell it for so you can move.

 

I believe it's also important for you to see the competition.

 

Why you need to see the competition?

 

It’s not uncommon for sellers to not have a good idea of who the competition is in a local market, and how those homes compare to theirs. It common for homeowners to believe their home is unique and special – finishes, quality of carpet/wood/tile, view, size of yard, overall condition, interior and exterior amenities, plus the emotional attachment – and as a result feel their home should command a higher price.

 

Buyers are looking at the competition NOT the comparablesTruth be told, that’s up to the willing and able buyers to determine.

 

After all they aren’t usually looking at the comparable solds, although in a fast moving market they may have seen them.

 

Yes, those are important for appraisal purposes, for one, but buyers are looking at YOUR home compared to other similar homes for sale that offer the size, style, view and amenities they want, and are willing to pay for.

 

They are looking at the competition!

 

As potential buyers compare and contrast they are deciding if your home is the best value and meets their needs, or if your home makes the others look like better buys.

 

That’s why you need to see the competition if possible…so you know what you are up against, and can fairly and objectively look at your HOUSE as it compares to others (sorry to say, but when you are selling, you are selling a house, a product to be marketed) and determine a price that reflects the real value.

Jeff, I think that you're right about the devil in the details thing.  It's important to be able to walk into a listing appointment with real knowledge of the other market activity in the area.

Jeff - when a seller sees the comps, all they see are the "numbers."  However, when they actually see their competition, it helps us as agents, to show they what the other properties offer or don't offer in comparison to theirs.  I always try to show my sellers who they are competing with.

Jeff, this is an excellent point! Many sellers feel their house is much better and commands a higher price than the neighbor down the street who just sold their home. Although, it is always difficult for a homeowner to look at their home objectively.

I think sellers definitely need to know what the competition is, but I don't actually take them out to view them.  I think it's a little rude to the other sellers.  Maybe if it's vacant, but I definitely don't set up showings just to "view the competition" if the home is occupied.  Seems a little rude to me, but that's my two cents.

great point.  I think it is ironic that sellers who are also buying always think their home is worth more than the market, when they are in the middle of it looking for a home too!

I agree, Jeff. I advise sellers to view similar, competitive homes but am rarely taken up on it. The ones that do look usually come back with a better appreciation of both how their home compares and what harm obstacles to showings does.  
To the Christiansen's point about it being rude, I don't totally disagree, but I think of the visit of the "competition's home" as my preview, which I'd likely be doing at some point anyway.  Any feedback from "my" people could be helpful, too.

Pat - agreed. Especially if the prospective sellers ask you specifically about a particular home. Nice to be able to say - Oh sure, I know that home and here's why it is different. Another good reason to tour homes when you can.

Pat M - I do when I can and it makes sense. Sometimes it doesn't work or the sellers do not wish. And I AM sensitivie to setting up showings for a home that the sellers have no intention of buying.

So True! My buyers are competing not only with re-sale homes, but a builder just on the way in to my seller's home. The builder just added a loss-leader at our listing price with a fabulous upgrade package. I've sent the sellers off to go tour the model and suggested its time to reduce.

Jeff even when shown the comps, the sellers really just focus on prices. Stepping foot inside of the competition's home gives the potential seller the ultimate advantage over some of their competition.

Excellent advice Jeff!  Nothing really compares with that first hand look at the competition so the seller can see what the buyers will see - and hopefully then be realistic about how their home truly stacks up at the price point.
