Denver Metro Home Sales: Housing Market Stats October 2012

Every month, I am lucky enough to be the recipient of extensive reports regarding how the housing market is doing throughout the Denver Metro area.  Inventory remains very low, and prices are heading up.  Low mortgage rates are helping to boost salec activity, and the lack of inventory means that the best homes are getting even better prices!  

Trends:

  • There were 3246 Detached Single Family homes sold in October 2012, and 849 Condo units sold.  There were 8108 available single family homes, and 1611 available condos at month's end.
  • Available inventory is down significantly over 2011:  for single family and condos combined the available inventory has decreased by 31.34% year over year.
  • The number of single family homes sold in October increased 3.15% from September's number of 3147.  The number of condo units sold was up 5.86% from September's number of 802 sold.
  • Year to date numbers are up significantly over 2011: 30.78% more detached single family homes were sold in 2012, and 21.11% more condos were sold in 2012.
