Winter is here!  Well...  kind of.  It's rainy and 45 here in Fort Wayne on December 9.  But I'm sure eventually it will get cold and snow.  

We get asked this question a lot:  Is it smart to list my home during the winter?  

As Realtors our first instinct is to say "YES!  Of course it's smart to list your home during the winter" because it's our job to list and sell homes.  Then we go on to give you reasons why it's smart...

1.  Less competition!  (Probably for a reason)

2.  Buyers that are looking during the winter are more serious than buyers looking in the spring!  (If they are pre-approved and looking, most buyers are serious, no matter the season)

3.  Your home looks beautiful with Holiday decorations and it's more appealing to buyers!!  (But your naked trees and landscaping look a little rough)

I could go on, but you catch my drift.  If you are motivated and want to list your home in Fort Wayne this winter, then give us a call, we'd love to help you.  If you want to wait and list it in the spring, then give us a call, we'd love to help you.

The point of this blog is simple.  Don't let a Realtor push you into listing your home during the winter because they are motivated.  Do it when you're ready.  We'll be here either way.  :)

Lets shake things up at your home today!

People can find 10 reasons to list in the winter and 20 not to list in the winter..............if you're ready to sell and are a motivated seller, there is a motivated buyer out there.

Exactly Roger and Debbie.  If you are ready, let's go!  Homes do sell during the winter.  I'm closing on two next week, writing two offer early this week, and listing 3 homes before Christmas.  The market doesn't completely die during the winter.

It would be extremely smart to list now if your home is in very good condition and well-priced. Most of the inventory around us is in bad shape or way over-priced. We have inventory, but it's mostly junk and buyers are frustated.

More opinions than you want to hear about.

If an owner is thinking of selling, it is for a reason.  The question to ask is whether you want to sell your home.  It's extremely hard to sell when it is not on the market.

One thing people never think about in listing their home in winter or moving in winter.  It's cold.  It's snowy.  House stays cleaner when people wear boots and take them off at the door.

Good point. The poconos being a vacation destination we can be just as busy in the winter (once the ski season starts) as we are in the summer (well almost)

Inverntory is so low right now, and buyers are out in droves.  Good houses are going fastm winter is a great time to have your house listed...

With the low inventory these days, if they're willing to price it right, get it on the market asap. If they're going to entertain and have parties and people over all through the holiday season, maybe they'd be better off waiting til after the Super Bowl.
