A few days ago I posted a teaser about a Solar-Powered Hybrid Community going in on the North Side of Houston.  Just inside Montgomery County off of Riley Fuzzel to be exact. This will be the 1st of its kind in Houston.

Well, here goes!

Land Tejas (Canyon Gate Communities) has partnered with EcoMagination, a GE/Masco Program, to build a Development of Environments for Living homes.  The Community will be call Discovery at Spring Trails.  What does that mean?

As many of you know, Houston's Real Estate Market evolves around Affordable Housing and while there are many people that may be interested in Building Green, it may not be an affordable option for everyone yet.

Environments For Living is that Bridge for now.  Each home in the Community will be fitted with PV (appx. 1 KW System).  Not only that, there are Technology Features in each home for the Homeowner to maintain and reduce Water Usage.   From my understanding, the community will also have a Complex Rain Water Capture System that will be used for Landscaping throughout the Development and Solar to make the Community Self Sufficient.  Thus, Solar-Powered Hybrid.   The homes are expected to be from the 170's to the 300's.

One of the Best parts of all of this is that they are Building a Discovery Center at the Front of the Community.  This will be a place for Potential Homebuyers or anyone else interested to go and learn about what a Green Built home is all about.  There will be a Media Center with Videos and the opportunity to see first hand what makes a Greener Home different.

This is great news for Houston!  We now have the opportunity to learn how to integrate Greener Homes in to Affordable Housing.

Homeowners that build under the Environments for Living will experience Considerably Lower Electric Bills, Lower water Usage, and Healthier Products being used in the home.  All of these features can be viewed from the home's Dashboard, a central control center that will track usage.  All features will have a Guarantee from GE.

A few more details about the homes:

  • Energy Star Lighting Package, Energy Star Appliances, an In-Home Energy and Water Management Control System, and a Solar Energy System

  • A community-wide energy and water management program for a target of 50% or more energy and water savings in common areas.

  • Fiber broadband services that will deliver voice, video, data, security and energy management services to every home.

  • A curbside recycling program with weekly collection of newspapers, metal cans and plastic beverage containers for recycling.

  • Greywater systems will recycle water for irrigation.  A reclaimed water storage facility will be located within the community.

Hi Stephanie - I spent some time on these websites and this appears to be a well thought out community. I love the what they present. Especially appealing is the discovery center that will help consumers understand the benefits of living in a self sufficient community like this.

This company is on the forefront and is doing it right! It will be nice when more of these spring up around the country! Keep us updated!

Hi Mary,  I think this is great news.  I was a little worried at first...but now I'm convinced that it will accomplish exactly what the developer wants it to.  Educate the local consumers on the benefits of green building, yet at an affordable price.

David Weekley is already building at these standards here minus the solar panels and a little bird told me that the Energy Rater was BLOWN AWAY with the how tight the home was.  They thought for sure their equipment was wrong.

Wow Stephanie! That is great on the rating! Isn't it interesting how we know in theory if the proper practices are followed and yet have some reservations about actually acheiving great results! This is great news! David is obviously practicing what he preaches!

Do we know who the home builder(s) will be?

I currently live in Canyon Gate's Legend's Ranch just down the street.  My wife and I are super excited about this new community and will be seriously thinking about building here.

Hi Chris,

I am super excited also!!

I don't think I can post the information on builders online just yet...but...if you want to give me a call, we can pretend a little birdie told you.  :)  They should be releasing lots soon..

I also have a map of the development if you would like to see it...Let me know...

Hi Adam,  What they are trying to do is ease green in to the Houston market.  It is still a very new concept.  I know that the developers would love to have some LEED homes in there....we'll see how the consumers take it first...

The program that they are building to is actually really good.  The main difference b/tw LEED and EFL would be materials used.  More than 500 miles most likely.  Other than that, they are pretty tight homes!  I think it's a good way to introduce Green to the market down here...for sure.

By the way,  I found a builder today down here that slapped 21 solar panels on their model home roof (not in this development)  AND is using fly ash ??  in their concrete.  :)

Hey Adam,

I went to the builders and developers luncheon today and there are a lot of builders saying they are very busy...but others saying they aren't.  I think it depends on which part of Houston.  Up here, I think I need to hire someone or something.  Working 12-14 hour days.

Hi Stephanie~

As I read this post, I was inspired by this:

One of the Best parts of all of this is that they are Building a Discovery Center at the Front of the Community.  This will be a place for Potential Homebuyers or anyone else interested to go and learn about what a Green Built home is all about.  There will be a Media Center with Videos and the opportunity to see first hand what makes a Greener Home different.

How amazing is THIS???!!! I am thrilled to see this exhibit and learning area provided...Houston may never be the same =)

Thank you for all you do to encourage green awareness...For all concerned, it could make a HUGE difference

Hi Stephanie! Fly Ash is a by product of the coal process. It makes an excellent additive for cement done in proper proportions and gives us a place to get rid of a byproduct that would probably overtake us if we didn't have a good place to get rid of it!

I'm looking forward to watching you help educate consumers from the Discovery Center tomorrow!

This is very exciting.  Affordable housing is a big issue -- and green affordable housing is great.  I hope that this will catch on all over the country.
