Great Year for Real Estate in The Woodlands

Wow! What a great year 2012 has been for those of us lucky enough to live in The Woodlands and Houston metroplex.  Houston has been ranked the best economy in the country and The Woodlands ranks tops in Houston area.

Real estate has come back full swing! If your home is show ready and well represented, then selling your home is exciting, with multiple offers coming in within days of listing. My record listing had 7 offers in 4 days. My last three listings sold above asking price while priced at the top of the market.

Buying homes has been nerve wrecking for many buyers this year. They are the ones in the multi offer situation waiting to find out if they will get their dream home or continue looking for a new one. Agents are begging other agents for details of up and coming new listings as we have more buyers than sellers. Many homes are going on the market already sold!

In this market it is really important that you are working with an experience full time agent who is an expert in negotiations. Without the experienced agent who understands the market and all facets of negotiations, you’ll find yourself missing the deal. Overprice your home and buyers won’t come. Make a lowball offer on your dream home and you will be watching someone else move in.

If you are thinking of moving within the area, now is the time to do it. Mortgage rates are at an all time low. Prices are rising and inventory is dropping. Builders are struggling to keep ahead of the demand which is only going to increase this spring and summer.  Moving now will give you an edge on the inventory crunch which is bound to happen as ExxonMobil and it affiliates move more and more employees to the area.
