Princeville Kauai condo (and house) + short sale update for the week of Dec 2nd to Dec 8th

Looks like a few people are getting Condos for Christmas – the short sale Plantation that just came on as a new listing went this past week into escrow today, Sunday, as you’ll see on next week’s update. We had two sales this week – both well priced. Take a look at the activity:

New Listings:
Ocean view Pali Ke Kua 238 is now a fee simple property listed for $559K. Previously a leasehold unit, it became a bank foreclosure after being listed for years, with a list price as high as $699K at one point, before selling to the lessor for $40K. It is now offered as fee simple! Ocean view Ali’i Kai 3104 is new on the market at $675K after selling for $170K in 6/95. This unit was listed from 9/99 to 10/04 with a price of $225K, again from 2/05 to 12/05 when it started at $849K and increased to $1,079,900, and finally from 1/06 to 1/07 starting at $1,169,000 and reducing to $1,300,000. Plantation 1711, a short sale attractively priced at $339K is new on the market after selling for $599,999 in 11/07.

Contingent:
Kamahana 13 sold for $640K in 10/05 and this week it went into escrow with a list price of $389K. It does not show as a short sale.

Sales:
Ka’iulani 63 closed for $642K while it was listed for $699K. This is quite a bit less than the $810K it sold for in 9/09. It was not a short sale. Short sale Nihilani 31B closed for slightly over asking at $311K cash. It was listed for $310,440 and had been purchased from the developer in 2/06 for $612,855.

Expired:
Leasehold Pali Ke Kua 108 expired with a list price of $547K after over 1400 days on the market. This unit was purchased for $469K in 3/02.

Withdrawn:
Short sale Paniolo 104 was withdrawn after being on the market for 448 days with a list price of $175K. This unit was purchased for $240K in 9/03.

Price Changes:
Villas of Kamali’i 2 reduced from $672K to $662K. It last sold for $640K in 5/04.

I spent a few days in Oahu this week and had the opportunity to see the musical Wicked at the Neil Blaisdell Center. If you have a chance to see this, go! It’s the untold story of the witches of Oz and will make you see things in another light. We also saw the Life of Pi in 3D. If you’re on the mainland reading this, 3D is probably no big deal for you but it’s a rarity on Kauai. Seeing it on one of the “big screens” on Oahu was impressive. Another two thumbs up on that one.

Very vital and informative details on the real estate market there. Do you have issues when someone besides a United States Citizen wants to buy? I've experienced a few financing problems with a couple buyers from another country, but ended up resolved and closed.

Thanks for the comments Carla.  I've had a few Canadians buy with no problem.  Many buyer are coming in with cash these days.  The market definitely seems to be picking up.
