A good agent more than makes up for their commission, and it doesn cost the buyer at all.
There is a lot to be said, pros and cons, as it relates to Agency and non-Agency relationships. I see the one element that stands out, is the fudiciary responsibility, and when you really break that down, there is one aspect of it that becomes the reigning element.... confidentiality! OR, as some like to state, "The obligation to tell secrets".
When you look at all the other elements of fudiciary responsibility, you are required to use those in your daily duties and responsibilities regardless of agency vs non-agency relationships.... and especially, if you are a Realtor®.
LeGrand, being on level ground with the seller is a buyers leverage so yes having a Buyer Agent does pay off to help gain level ground when negotiating offers. Best wishes Bob
