Contrary to popular opinion, winter is a good time to sell your home!

It has been my experience in the last 28 years that many homes have sold during wintertime, making both buyers and sellers happy with their successful real estate moves. 

Luckily, no one told me to stop listing and selling real estate just because it was cold outside.  I was thrilled when I got my picture in the local newspaper as a top producer toward the end of my first year as a real estate agent in 1984. Happily, gratefully and successfully, I have continued to work hard in all seasons for many years.

Buyers touring homes in wintertime are serious. They are not just looking for future consideration. Why would anyone go out in the cold weather and/or snow during the holidays unless they really needed to buy a home?  That home just might be yours!

I can hear the question I've heard many times, "But aren't there more buyers in the spring and summer?"  Yes, but there are also more homes on the market for sale.  In my opinion, it balances out.  Many owners wait until spring or summer to list their homes.  If you sell in the winter, there are probably going to be fewer homes on the market for your home to compete with for the buyer. 

What about keeping the home off the market during the Christmas holidays?  I wouldn't recommend it.  What if that is when your buyer is in town visiting family or skiing for the holidays?  It might be the best time for them to see your home, and you wouldn't want to miss the chance to show it to your buyer. 

The really nice thing is that homes show beautifully this time of year with the warm fuzzy feeling of the Christmas tree, the smell of freshly baked cookies and Christmas music.  Since buyers want their new home to feel good, what better time to let them tour your home?

Great post...and you're so right, buyers are around all the time...some of our best sales take place at this supposedly "off season".
