In November 2012 there were 165 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), 10% fewer than last month. Here’s the breakdown of overall activity.

Overall sales volume dropped from October sales, in particular for attached homes. Average prices shifted up across the board. Buyers are negotiating only 2% off asking price or less on average.
At the end of November 2012 there were 435 Oceanside homes for sale, a decrease by 9%, the 9th consecutive decline; some of this decline may be related to the time of year. This represents an inventory of 2 months for detached homes (down from 2.1 months in October) and 2.5 months for attached homes (down from 2.6 months in October) based on the current rate of sales over the last 6 months – the Oceanside market remains very competitive, and became even more so, and is a fairly strong seller’s market.

In November 169 Oceanside homes came on the market, 15% fewer than in October. During November the number of Oceanside homes going pending declined by 13%, with 145 pendings (excluding homes that actually sold in November).
