Finally, a positive message for us to send to our clients...Are you getting as tired telling our clients and others, when will it end?  When will things be good again?  Well this article    We've Hit Bottom -Hooray  by Rich Levin is a good read and article to send on to those buyers sitting on the shelf and the sellers crying on your shoulder.

My business partner and I have been telling our buyers...If you ever wanted to buy low and sell high....Then this is LOW!  You will only know when you should have bought when it is too late.

Yes, financing has gotten a little more difficult, but that is why I use a lender with an outside-of-the-box thought process like Karen Cooper.

Krista,

When I first starting selling real estate, 20 years ago, there was no such thing as 100% financing.  We still sold plenty of real estate and we will continue even in this market.  I walk away from the nay sayers in my office and turn the news off when they whine about the market.  It's what is between your ears that matters, if you think it is bad, then it will be!  They forget to tell you that 94% of the mortgages in the country are current.  Too bad bad news sells.  Good post, I think we should get as much positive information out as possible!

Krista,  More and more of the talking heads on TV are saying not to look for bottom until 2010,, at the earliest....Matt Heaton has apost earlier about the Fed with links to some great analitical web sites...they also say more of the same, and have shown charts of the amount of homes that will continue to flood the markets at beow market rates, these will continue to hold prices down..Makes sense to me

I think we still a ways to go before the market stablizes, not a lot, just a bit more.  In my market, some of the areas may not be up in volume, but some are up in average sales price?  If the media had something else to talk about I think it would help.  It is a fabulous time to buy.  Rates, negotiable sellers. I am excited!  I think you have to stay positive and get back to basics.  This is the time to make your business grow and shine!!  When life gives you lemons, make lemonade!!

HELLO>>>>>>>>>>>>>>.If this were shoes prices we would be jumping up and down!!!! Buy more shoes, they are on sale!!!!!  In Central Fl, prices are off by as much as 40%....what are you waiting for???

What other market only does better when the prices are going up??? The problem is in our heads folks, in our heads..... Make ten phone calls this morning to  find investors who want to find  a good deal. Then make 10 more calls...see the pattern??

When I changed my perception last fall, my business tripled what I had in the rest of the year...I am already on pace to triple that..WHy?????????? because prices are falling, and I only work with cash investors now...We are closing a few a month, and when I get us out of the short sale market and start on just below market properties that we can actually move on, I anticipate doing better still...

Turn off the TV, and get in your car. Prices are low....there are tons of investors that are waiting for someone to just say the word...If my little brain can get this, then whats the problem with the rest of the country???  $$$$$$

Mike- you are so right.  Also I would imagine you will be positioned well for when things do rebound.  Your clients will have the potential to make moeny or reinvest for more and who will they thank?  YOU!  I agree stop listening to the naysayers.  This down turn was expected, necessary, and soon to be over, just like every one before.

Thanks for some positive news, Krista. I think the general consensus here is we're reaching the bottom, and based on the inquiries, requests for preapproval and loan applications I'm getting, I tend to agree. Buyers that have been waiting are beginning to move, wanting to take advantage of these great interest rates and low prices.
