So...Day Three on ActiveRain. It's still very mysterious to me as I'm not sure exactly how this works and how it benefits me. I sort of feel like I'm shooting in the dark. But...for now, I'm gonna keep shooting!
I had a good day yesterday. Showed property all day to a wonderful couple from FL who are looking for something in the $250K-$300K range. For the time being this will be a second home, with the thought in mind that at some point in the not too distant future this will be a full-time residence. We looked at about 10 properties all together, most in Ellijay and the rest in Blue Ridge.
Thoughts on a few of the properties:
Don't want Bubba and his tick hounds for my next door neighbor: New construction cabin off of 282. Long dirt road off 282 to get to property--definitely "banjo music" territory. The minute we got out of the car, we could hear what sounded like dozens of dogs barking not far away. Not a good sound. Between the trailer trash drive and the kennel next door, this cabin had better be spectacular if it hopes to score any points. It isn't. On to the next house.
Don't stand so close to me: Much better area of Ellijay. Unfortunately, the builder built two houses almost on top of each other. If I wanted to live that close to my neighbor, I'd buy a condo. The exteriors of both are really unimaginative, to boot. The interior wasn't bad...but not enough to compensate for the boring exterior and closeness of the other house. Just because you can build doesn't mean you should. Just saying.
Mountains on the outside, Boca Raton on the inside: New cabin in Blackberry Mountain. Now this is what I'm talkin' about!! Nicely sited on the lot, lovely exterior, concrete drive. The natural landscaping is plenty good enough, but there are also several spots that a gardener could make good use of. Wide & spacious porch with plenty of lighting and fans wraps around the house. We go inside. Uh-oh...all drywall, worse yet, off-white carpeting throughout much of the house. It's a shame, too, because the floor plan is exceptional, the basement is finished and has a little kitchen area, making it perfect for a mother-in-law suite (oops, am I allowed to say that?), or just a great party room! The price point is good and I think it would have been perfect for my buyers if it wasn't for all the drywall and carpet.
Any suggestions for making this last house work without spending a fortune on new flooring/tongue & groove?
Depeneds on your buyers, Some don't want to do any work, but location and structure is really what they are buying. Unless they want it finished. Many people may want their own design ideas. I never over sell a property but sometimes you need to remind them of what theya are really buying.
