It happened to me again today. A prospect I have been working with over the phone and via e-mail pointed at the (Name of Large National Company Deleted) site there were a lot more homes for sale than I was showing her and at better prices.

Well there certainly were some better Homes for Sale “on their web site,” but were they really for sale? Many sites for National Companies and sadly even some local agents have homes on their web site that are not for sale. They are either already sold, pending, or have never actually been for sale.

There are a number of reasons for this and a number of methods they use that cause this “Perfectly Innocent” issue. It seems sad that these high tech companies cannot find a way to have accurate information on their sites.

How do they make their money? Many of them make most of their money by selling advertising and leads. To do that they need to have you on their web site as long as possible and to click on different things. They do not make money by giving you an honest picture.

I made a decision to do business the right way – the honest way. I spend most of my time educating Real Estate Buyers and Sellers. Sadly sometimes BigNationalCompany has credibility in the eyes of the consumer they do not deserve and it makes me look bad when I have to tell the truth to them. People sometimes do not want to believe the truth – they want to believe what they see on line.

If a Grocery Store advertises T-Bone Steaks for a dollar a pound, but tries to sell me Prime Rib for $10.00 a pound when I come in because they do not have T-bones it is a crime. They call it Bait and Switch.

Gene,  I am SOOOO relate!  "But, Deborah, I heard a radio ad (saw it on TV, the internet...take your pick) that interest rates were 2.75% for a 30 year fixed and your lowest rate is 3.5%!!!"  Poor consumer does not realize they are comparing a 7/1 ARM to a true 30 year fixed...    I appreciate the way you do business, sir...and I am certain your clients do as well!  Happy New Year!

I don't want to get into a "war". . . I totally agree with you that business should done truthfully - but I do use the "I'll buy your house, if I can't sell it. . . " and I will. . . but there are stipulations.  They have to stage the house, price appropriately, cleaned, etc.   And in those cases, we are always able to sell before we need to buy.  Actually I feel we are "forcing" sellers to do the right things if they think they can take the easy way out.
