Cuba announcement- Real Estate Brokers are now allowed in Cuba

For over 50 years it has been illegal to sell real estate in Cuba. Real Estate Brokers allowed in Cuba   Most real estate transactions in the past have been under the table, a sort of black market. The government also kept a super tight grip on any construction. That is one of the reasons that homes, apartment buildings and business building turned into ghettos and shacks. Just the transaction of buying a bag of cement looks like a big drug deal in Cuba. If you got caught working on fixing your house without proof of how you came by the materials to do so, the government would confiscate your home.

As we know, whenever you dissalow a selling of any commondity, property or item if people still want it they will find a way to get it. This is how black markets get created and thrive.

Real estate became legal to trade about a year ago in Cuba. But you can only trade it with one party.

Since Raul Castro has taken over as the leader of Cuba he has been loosening up the total government control and allowing little by little some independent workers and small business owners. Most people work for the government in heavily controlled environments. For many of the 50 years, people each earned $20 per month working for the government. Doctors get paid $300 to $400 per month and are not allowed to moonlight.

But on December 14th, the economic czar announced that they are now going to allow:

  • Real estate brokers
  • Delivery persons
  • Antique dealers
  • Produce vendors

To be among the new independent worker force which has been rising in Cuba.

The first thing that comes to my mind is how in the world does the government come up with the work that is allowed? I mean, do they have meetings where they discuss which ones will pay more taxes or which ones will be less of a threat to freedom? It really makes no sense, does it?

There are now 180 approved independent worker jobs. The number has grown to 400,000 people working in these jobs which has already doubled since 2010 when more independent worker categories opened up.

Real Estate in Cuba is totally buyer beware, caveat emptor. There is little sense of property values and a lot of education about the buying and selling process needs to take place in Cuba.

The government is hoping for more taxes from real estate transactions but the people of Cuba have learned to live in underground style of a world where they do what they have to do in order to survive. Many people who are selling their properties are telling the buyers to put money in the sellers bank account in Spain.

Many people want to sell their homes to move to the United States to live with their relatives here. But unless you live in Cuba and have made your money through under the table ways the average family can not even buy a $3,000 apartment in Cuba. The people who are going to make money in real estate in Cuba are the ones who already know how to work the system or are involved with corruption and those who are married to foreigners who have money.

While it is no where near where the country needs to be, sometimes a small spark like this can create big change we certainly hope for- for the sake of our relatives still stuck in Cuba.

Welcome new real estate brokers in Cuba!

I wonder what you would have to do (test vs. buy license or what, foreign brokers or local) to be a real estate broker in Cuba?

Katerina, this is some good news for the Cuban people and their economy. Many economic actions are triggered by the purchase of a home. Hopefully those are allowed in Cuba, such as buying furniture, buying materials for repair/remodel and/or hiring contractors/vendors for same.

Katerina, thank you for sharing what has transpired in Cuba.  I've only known one person from Cuba--a boy in my 3rd grade class whose parents immigrated here, Felito was his name. :)  I feel very blessed to be here in the US.  Though our nation has changed greatly over my lifetime, I still believe we are the most blessed nation on the planet.

Katerina, sounds wonderful and a little scary, now would be the time to buy before all big investors move in and prices sky rocket. I think the antique market will be very productive? It will be interesting to see the future of real estate in Cuba? we hope your family will be safe and all dreams come true. When I lived in Florida we met many Cuban friends who still had family living in Cuba and these would be the friends to help work the system in investing in real estate in Cuba.

Hopefully as Cuba relaxes many of their controls, we'll see them transition to a more normal economy.  Real estate is such a major part of most economies, it might become a source of growth for them.

That's a positive sign, Katerina.  I watched the government give up more and more control in the Ukraine, and the areas I work in started to thrive.  They'll be surprised 10 years from now if they loosen up more and more.

Cuba can become a mega wealthy power player and make all its inhabitants potential millionaires if they would change their leadership practices and embrace the United States policies and procedures....One day...who knows?

Richie- Cuba has huge potential. The government does make a lot of money in tourism but if they opened up their tight grip and allowed private individuals to be in the tourism industry, they would be a power player in tourism. Their country would thrive under freedom. The people are ready.

Mike- Yes, I watched the process in Ukraine unfold. I am very much engaged in world politics and world economics. Since I have lived in so many countries, so many states, so many places... I learned early on that I like to understand cultures and the way people think and do things. One constant is that when you have freedom you have innovation. My family escaped Stalin in Latvia and I am very in tune with what goes on in the Baltics. I will never forget the stories my mother, her mother, and my great grandparents told me as I was growing up and now I tell my kids the stories. It is too bad that the schools don't teach the dangers of people like Stalin. They talk about Hitler but not Stalin. Now there are cooks like Oliver Stone who idolizes Stalin. Now there is a professor in a university telling the students that Stalin did not kill anyone. My family must be turning over in their graves knowing this type of revisionist history is going on in our schools.

Fernando- You are right, Raul is not that much better than his brother. However, he does understand a bit more about economics. You can't keep your people living in poverty forever. Look at all the baseball players they lose to the U.S because they won't allow freedom.

Bryan- Real estate sales may just help lift many people out of poverty there. Unfortunately though most of the people who are going to make money on this are coming to the United States with that money via putting that money into banks in Spain. Until Cuba allows freedom in their country this trend will continue and will not help the country as much as it would if those people stayed in Cuba to spend their money there.
