Does anyone know of a site that has an insite in to how individula mortgage companies deal with short sales.  I am seeing some pretty different approaches.  Maybe we should start a new blog or something similar to let our members have an idea of what to expect.

I was thinking of something like mortgage  implode that would blog how long the short sale approval took, what percemtage of loan value, what was reported on client credit, how hard it was to obtain a release...etc

The problem is that the criteria is not the same for each lender. What is of great importance to one may only be a footnote to another.

If you choose to work short sales be prepared to bang your head against the wall. Logic is not the word of the day. Lenders go strictly by company guidelines regardless of rather they make sense or not. In addition they could care less how someone else does it.

The first thing you need to do with your clients be they Buyer's or Seller's is to prepare them for the long delays without answer. And then when they do answer chances are they may not address half of the questions you asked about.

Ditto to Herb's response. I have negotiated several short sales with many banks. They are all different. Secondary liens cloud and sometimes can make things difficult. I would suggest researching Loss Mitigation. I took a couple courses from different sources. They were both different but had the same underlining theme. Request from the bank what they need and deliver back exactly what was requested. Don't add or delete anything requested. Every bank or REO company uses different financial forms, authorization forms and request different paperwork.
