How Do I Buy A Home In Pineville La?

home for sale in Pineville Louisiana

Buying a home can seem like a confusing process, mainly because it is. With inspections, counter offers, appraisals, market fluctuations, etc... it's best not to go at it alone.

Even those with prior experience should be wary. Any agent will tell you, real estate practice is a constantly evolving process. So how does one go about buying a home in Pineville Louisiana these days?

1) Focus first on the money-- Will you need a loan for your Pineville dream home? If so, I suggest meeting with a local lender face to face. This professional will help determine what sort of loan you qualify for and discuss associated terms. At the end of this meeting you should know what price range to search, how much (if any) down-payment is required, and what your monthly note will be.

2) Hire an Experienced, Full Time Real Estate Agent-- It doesn't take much to earn a real estate licenses. Earning a living doing real estate is another story. There's a reason your brother does real estate "on the side". Why not just call the name on the sign? That agent works for the seller!

3) Write an offer and negotiate terms-- Based on recent sales in the area, come up with a fair price for the property. Want to get a home for pennies on the dollar? Exactly what part of Mexico are you willing to move to?

4) Home Inspection-- Your agent should negotiate an inspection period for the property. PLEASE HIRE A PROFESSIONAL HOME INSPECTOR. "Uncle Earl thinks the roof is bad" won't help when negotiating repairs with the seller.

5) Appraisal-- Once we give the green-light from inspections, your lender will order an appraisal. This is designed to protect the bank's interest. Essentially, the bank wants to ensure that the home is worth what you have offered. During this time the lender will continue to process your loan. Stay in constant contact with your mortgage professional and provide him/her with any requested documents.

6) Final Walk-Through-- A day before closing we will tour the property one last time. This is not a new home inspection. We are simply checking that any needed repairs are complete, and that the kitchen sink is still there.

7) Closing-- Many documents will be signed. Not sure how to spell your middle name? Don't worry, you will be an expert soon enough. Keys are exchanged and home ownership begins!
