As 2012 draws to a close I thought I'd take a little time and pull some stats to see what's really shaking out here in Ulster County NY! Granted, there will be some more sales in these last few days of December, but I think we've got adequate amounts of data to draw some conclusions about 2012 - and what I think they mean. Plus a little insight into the 2012 numbers will provide some context as buyers & sellers make their plans for 2013. Are sales up & prices down? Taft Street Realty Ulster County NY Homes for saleIt is my opinion that the Ulster County NY real estate market is starting to turn around and stabilize. Sales are up which is encouraging, but unfortunately Ulster County NY home values dropped in 2012. One consistent trend proves true: the longer a home stays on the market, the less the seller walks away with in the end. The silver lining in my opinion lies in 2012's increase in activity. The strong sales numbers suggest that consumer confidence is slowly coming back. I think this spring buyers will feel better about utilizing the still-historically low interest rates, increasing the demand for housing. It's only a matter of time before home values start to rise with the increased demand. With the elections behind us and lower unemployment rates, it looks like the economy overall could be gaining momentum in 2013 which is a positive sign. So even though values will probably be low again this year, I do think 2013 could be the tipping point where we see an increase in home values.
