Naughty Or Nice Tenants - Do You Card Or Gift Them?

It’s that time of year when many of us send gifts and cards to clients or tenants.   Then there are those who, well they just don’t think it’s necessary to do anything for clients or tenants.

With tenants – the nay-sayers say giving tenants a card, cookies or gift card won’t be remembered and won’t make a difference – it isn’t like they will pay rent on time or not damage the home just because they receive a gift from their landlord.

Others are in between when it comes to tenants – they feel that they should thank their nice tenants with something – just to let them know they are appreciated.  But with their naughty or not so good tenants, they just don’t do anything for them.

And then there are some who – naughty or nice – value tenants who pay them a lot of money each year so they can keep their rental home as an investment and will do something for them all.

I am an all of the above kind of landlord!  Throughout the year, I surprise my really great tenants with something to show my appreciation. But at the end of the year – I tend to at least send them all – naughty or nice - a card wishing them the best for the holidays.  Sometimes I might include a small gift card, a coupon for one free “no late rent fee” for the year that they need to use wisely, or a gift basket for those tenants who have been around for years and really take care of my homes.

If you are a landlord – do you send cards or gifts to your tenants?  If not, why?!

Hi Gab.....I have to admit, in the past, when I owned many investment properties, I did NOT give any tenant a gift.... I would have liked to have thrown a molotov cocktail through a few windows!!! I hated being a landlord....not many did what they were suppose to do....

I'm like you.  I thank my tenants all year long, but always send a card with small token at the holiday time.

Since my tenant skipped out on his last month's rent and left me nothing but dirt and a pile of garbage in the 2nd bedroom, I will be keeping his security deposit and forgo the Starbucks card this year...

I recently wrote a blog on "Good Renter" gifts. I do them and make it clear they are not Christmas gifts. I have 4 rentals, I vary what I do each year. Its usually something worth $40 whether its a local restaurant dinner certificate or fruit basket. I very seldom have a renter stay less than 3 years and have one that has been with me over 11 years!
