Here is an interesting tip for you:  If you speak with or meet an appraiser that you have reservations about you may elect to reject them.  This must take place before they complete the appraisal.  Ideally this will take place when you speak with them on the phone.  This professional tip is courtesy of my Team Leader, Ashley Lunn.

In San Diego we have frequent issues with appraisals.  Many of our appraisals are conducted by professionals from out of the area.  Many of them are from Los Angeles.  L.A. and San Diego are vastly different markets.  In San Diego it is not unusal to contest an appraisal.  It is unusal to have it adjusted.

Trust your gut.  If an Appraiser doesn't seem knowedgeable about your local area that is a valid reason not to use their services.  Real estate is highly localized.  We need to utilize the services of professionals that know our specific regional growth patterns and our local neighborhoods.

I haven't had an major appraisal issues.  Perhaps it's luck of the draw and hopefully will continue in 2013.
