Listing SOLD!

One of the fabulous feelings --- in the real estate business --- is selling your own listing.

Recently, I had listed a gorgeous home in one of  the best locations in the beautiful, private neighborhood of Rio Vista Estates, Mahwah. After my listings sell, I like to review what works from a marketing standpoint (and of course, what does not work) so that I have a firm grasp for future home marketing plans and to evaluate the effectiveness of costs, tactics and media.

This four bedrooms, 3.5 baths home located in the heart of Rio Vista on a large, flat one acre lot was a popular destination with OPEN HOUSE visitors and was priced well according to area comps. Of particular interest from a marketing standpoint, was that visitors primarily came from: ( in this order )

1. Neighborhood SIGNS

2. my ACTIVE RAIN BLOG

3. Neighborhood INVITATIONS

4. Newspaper classified ads

5. Realtor.com OPEN HOUSE Banner

6. Open House Flags on the NJMLS

As guests sign in, I keep a careful eye to note where the visitors come from and I greet people by name if they came from my personal invitation. I am also very keen to note to other brokers that I will honor their visitors as well. This is very important for my business as networking with area agents is really critical to my business.

Ads were placed in the area papers, eflyers were sent to out of area brokers, and various marketing tactics were used and these items are important to use with my seller's as well. They see that every effort is made to market their home in a variety of media.

Interestingly enough, in the case of this listing, I met the buyer at another of my OPEN HOUSE's almost 10 months prior and I continued to send them invitations to other area open houses that I did throughout that period. They were also added to my weekly ACTIVE RAIN BLOG update and they came to see the home because of those updates. They visited, made an offer ( there were multiple offers on the home ) and ultimately, they purchased the home.

Remember, reviewing your marketing plans and tactics are critical for your business. Don't just do it...do it with results in mind so that you know what works and you can offer your knowledge to your buyers and seller's alike.

Great post Pam!  Very intersting that your Active Rain blog placed number 2 on the list. You mention you added customers to your weekly ACTIVE RAIN BLOG update. How exactly is this done? I think I am missing something good here. Could you explain?
