I was contacted yesterday by an appraiser who had a rush order on one of my listings.  He scheduled the appraisal after I gave him the go-ahead.  I sent him a list of upgrades and updates the seller had recently done even though we are priced perfectly.

This was the email I got today:

Thanks for the list, I actually do appreciate it because I do like to list whatever recent updates have been made to the property. I looked at it today, I'll try to get it sent in by Monday.

Also, I noticed the dog pooped a little bit upstairs. The poop was already petrified when I saw it, so I picked it up with toilet paper to get rid of it. I don't want anyone to grind that into the carpet!

Hi Tricia. It seems like common sense to take a minute to do things like that, but it is unfortunately rare enough that being helpful is notable when it happens.

Appraisers are taking way too much of the blame.  Most are very good and try to do a good job.  This one seems to be really connected.  They have a tough job to do and any time we can provide them with upgrade lists, it makes their job easier.  We need to work closely with them and to understand each other.

Wow that is way beyond the call of doody.  That appraiser respects the property he's in and picks up even when he doesn't need to.

Sharon-Me too!  I laughed out loud!

Kimberley-I've actually had the opposite!  In eight years of real estate, I've had seven houses not appraise.  Six of them were this year alone.

Bruce-I agree completely.  But we all know that what we should do and what happens don't always line up.  I don't even want to pick up my own dog's poop so for him to do that was above and beyond!

Erica and Jessica-Yes, yes!

John-I imagine that appraisers see houses in worse condition than they should.  People are moving and don't care if their house is show ready!

Travis-I feel the same way.  Love the unexpected, especially when it's a good thing!

Sandy-That's awesome!  That is definitely going the extra mile!

Thomas-I think that's a great idea.  I was going to send his boss a note but it looks like he is his own boss.  But, I will try the other means of social media.

Ric-I never know if appraisers want that information or not.  Sometimes, I get the impression that they don't put any stake into upgrades (past experience) so I don't want to seem like I am stepping on toes.  However, I want them to appraise it for at least the contract price so I will do whatever I can to make that happen.

Lyn-He said he liked dogs so that usually means people either own them or have a soft spot for hounds.

Tricia, I think you also went over & above what was needed when you sent the list of updated features to the appraiser, as you had no idea if they'd use the info. Nice job!

Finally getting to your blog as I saved it to reply.  This is so critical for homes with extra upgrades and features.  AND especially if the upgrades are green.  Appraisers can't see through the walls and they don't look in attics.  If a seller has added extra insulation or a newer HVAC with higher SEER, those should garner more value.  At least the appraiser will be made aware of the features.  Great post!
