Am I Being Too Particular?

We are in a buyer’s market here in Central CT. Buyer’s can find great home values in several towns and still have favorable interest rates. The quantity of homes in the market can also be an issue for a buyer. I was asked recently by a buyer if I felt they were being too particular. In my mind I was screaming ‘YES!’, but that would only have created a divide.

 

Instead, we sat down and analyzed, again their requirements. The easy part was the number of bedrooms, and particulars regarding baths, garage, lot size and geographic location.

Next we discussed the particulars with regards, to comforts within the home. As the buyer had a severe issue with allergies, the preference was for minimum carpet and central air. There are still some quality homes that satisfy these criteria.

Then we find a few possibilities in their price range, in a good, high quality of life neighborhood; convenient for commuting with an excellent school district, and just some painting to make it a home. But there is still the reservation to make the commitment. They are getting closer, but the system presents new options almost weekly and their value range is not one that will see a lot of competition.

Buyers, whether for a high end or low end home, should take the time to prioritize their home requirements before they start their search. These will be dictated first by financial ability, and then the locations based on schools, commuting, and quality of life.

Very few people find their ‘forever’ home the first time out, and even when they find a high potential competitively priced, if the amenities lacking are more to cosmetics or comfort issues, the value they  are getting should allow for them to correct those  deficiencies once they own the home.

There are opportunities available, and holding off while trying to get the ideal home, may mean a prolonged search and losing a wonderful deal in the process.

I always explain to buyer's that this home may be a stepping stone to the home of their dreams . The first home is rarely the home that they get everything their little hearts desire but that they create equity for the next home .

Ed....it is not often that buyers can find EVERYTHING they want....but as you say making priorities helps with that decision.

Ed, Qualifying buyers goes beyond the financial part of the purchase. I sit down and talk specifics and if I find we are veering off the original criteria, we then revisit to avoid wasting time and resources or allowing an environment of unreasonability (is that a word?).

Ed, After looking a homes for almost a year with one client, I found a home that I knew was perfect for her.  She was so used to saying "no" that she automatically rejected it.  I asked her to join me for a cup of coffee to discuss the home and I went through everything we had seen, what was on the market, and what homes had been selling for.  I told her I thought she was making a mistake in passing on this particular home and would regret it later which is why I was taking the time to have a detailed discussion with her.  She said she would think about what I had said and make a decision the next day.  She did, she put in an offer, the house went to multiple bid, but she was very knowledgeable about the true value of the home because of our discussion and put in an offer above list price.  She is now in her new home and loves it and we have become both neighbors and friends.

Ed, it's probably a combination of several things that make a buyer appear "particular" at least in my opinion.  All of the comments relate the buyers position, but I also feel that buyers are still used to being in the drivers seat and being "particular" or "demanding" has become standard operating procedure.  Paint is cheap as well as most cosmetic issues, but I find many buyers are expecting a turn key house and most of those are the first to be sold.
