Walkable Neighborhood Scores Helping the Denver Real Estate Market

Walkable neighborhoods are gaining in popularity across the country and in the Denver real estate market. The closer your home is in proximity to restaurants, shops, parks, and other recreational places the easier it is for you to travel there by foot.  Many Denver home buyers are drawn to these types of communities, and the homes for sale in them.

In an unstable economy where we continue to see frequent fluctuation in gas prices consumers are continuing to look for ways to conserve and save.  One of the easiest ways to accomplish this is by walking. A home that is within walking distance to numerous stores and restaurants scores high among home buyers according to a recent report by a highly respected George Washington University professor.  Washington DC is another area that is a perfect example of these types of communities where it is not uncommon for residents to live and work in the area without any need for a vehicle. The author, Professor Christopher B. Leinberger, of the "DC: The WalkUP Wake-Up Call" report says walkable urban areas offer the strongest housing market.  According to the report, home values in walkable neighborhoods are higher than in suburbs where a vehicle is a necessity. 

A “Walk Score” is becoming a more common term you will see on home listings, which simply lets you know how easily you can navigate a certain area by walking.  Many neighborhoods that have a lot to offer via traveling on foot have amenities to meet the needs of everyone from the variety of different types of housing to a wide array of services and entertainment.  It is not uncommon for walkable neighborhoods to be within walking distance of offices, museums and libraries.  The higher the Walk Score, the more walkable.

I have a couple of friends who live in these neighborhoods. They rarely drive anywhere. I am going to do more walking in my area... when it warms up. :-)
