As a listing agent, selling a home is always a welcomed challenge.  Of course, it's easier said than done, but listing and selling homes is what a listing agent does. 

Every seller is different, but each seller is the same when it comes to getting his or her home sold.  There are a lot of factors that come into play when listing and selling a home.  Some fators may play a more critical role than others.  Right now we will just talk about two of those factors.

First, strategy plays a significant role in listing and selling a home.  As a listing agent, there has to be a method to the madness.  This means, what is your plan to get the home sold?  Sellers must understand that a house doesn't just merely sell because it has been listed on the real estate market.  Strategy includes pricing and incentives.  What will make your home sell quicker, or what will make buyers decide to purchase your home over other similarly priced homes on the market?  A listing might have location and presentation on it's side, but will that alone tip the scale in the seller's favor?  If you are in a buyer's market, the strategy may look different than the strategy to sell a home in a seller's market.  Maybe, offering closing cost will be a determining factor in the sell of the listing.  Buyers are always looking for the best bargain.  Thus, strategy is comprehensive. 

Second, time is also a factor in selling a home.  No real estate agent wants a listing to sit too long on the real estate market.  However, time may be the ingredient needed to get the right buyer to buy the seller's home.  For example, the seller may be adamant about getting a specific price for the home.  If the home has not received any offers, it may be an indication that the home has to sit in order to get the desired listing price.  This is where the seller has to make a choice and determine whether they want to stick to the listing price or lower the price to increase the listing's chance of selling more quickly.  Or, time may be needed just to get a buyer who wants to purchase the listing.  Some homes will sell faster because of a variety factors while others will have to sit on the market before an offer is received.  No matter what, the goal is always to get a ratified sales contract.  

While time and strategy can often prove frustrating, they must be approached with optimism.  Nothing in real estate is a guarantee, but when used wisely, time and strategy can increase a homes chances of being sold.
