Should I List My Home In Winter?
This post highlights the importance of the term that all real estate is local. While many areas of the country see a slower winter season, here in Florida it is often the height of our active season. But, whether you’re in Florida or Albuquerque, you won’t be able to sell your home unless it’s on the market.
Should I list my home in Winter?
I am often asked during a listing appointment with potential Albuquerque home sellers “Should I list my home in Winter”? The answer...if you want or need to sell then yes, list your home in the winter months or at anytime. Home buyers search and shop for homes 365 days a year and if your home is not on the market it’s certainly not going to sell. Yes, as an Albuquerque REALTOR® I normally see a slower pace in the market during the late fall and winter months but it certainly doesn't cease.
Many things drive buyers into a market like relocation, new job, retirement or unexpected life events like a new baby. Even local buyers that have been recently qualified are just ready to purchase their first home. Regardless of the reason buyers become homeowners each and every day of the year. Should I list my home in Winter? I have found that in the winter months when inventory is typically down sellers with a quality (well maintained, updated and nicely presented) home can actually fetch a higher price due to the fact there are fewer competing homes for buyers to choose from.
I do suggest sellers provide photos showing the summer foliage and landscape which we then make available in the on and offline marketing pieces and at the home. This way buyers can better visualize the exterior appeal of your home.
So if you asking yourself or your REALTOR® should I list in winter? I say It certainly can’t sell if it’s not on the market. Take advantage of the fact some of your competition is holed up for the winter. As they say in our business “There’s a home for every buyerand a buyer for every home" regardless of what day or time of year it is.
