Dear Bank of America,
All my client wants for Christmas is for you to send us the approval letter for the short sale we requested for their Elk Grove home.
You see Bank of America, my clients have moved out of their home after they could no longer afford their payment due to a job loss. They called you to try and modify their loan and they said they kept getting the run around. In fact, THEY MOVED OUT OF THEIR HOME TWO YEARS AGO after they had not made a payment in several months. All this time they have been stressing out about this vacant home in Elk Grove. Still no foreclosure date. That's when they called me (a Elk Grove Real Estate Agent) to help them with a short sale. They just wanted the house gone so they didn't have to worry about it anymore. They wanted to move on with their financial recovery.
Unfortunately, my client has an FHA mortgage and that means I have to go through your Bank of America FHA Short Sale Department. I have never had such a rough time getting a Elk Grove short sale file through I have to tell you. Every attempt to get your short sale department everything they needed, just created a new list of items that I needed to fetch. Finally after 4 months we got my clients file qualified and approved for a short sale! I've spent the last 4 months in this status trying to get my negotiator to provide a approval letter. Countless calls to customer service and my assigned negotiator is nowhere to be found.
You have approved the short sale and say my client will get $1,000 concession if we get the escrow closed on time. THEN YOU HOLD THE APPROVAL LETTER HOSTAGE SO WE CAN'T CLOSE. The buyer is ready to close... my client is ready to close.... they signed the approved to participate paperwork... now for months we have gone back and forth with your FHA Short Sale Department and still no official approval letter so we can start escrow.
In the spirit of giving... my client is willing to credit back the $1,000 to Bank of America. Well, actually there is only $750 left of this incentive because the short sale has not closed in time to receive the full benefit. My client does not want anything other than to get the short sale approval letter so we can close.
