"The initial listing price isn't that important because the price can always be adjusted down later".

Many homeowners believe this... It is a myth! It's Not True! If most buyers first viewed your house because of a newspaper ad, a magazine, the Web sites, brochures, or the sign in your front yard, the initial listing price probably would not make a difference. The house would always be "new" to those seeing it.

But most buyers see your house for the first time because a real estate agent showed it to them. When you first put your home on the market it's got "sizzling." New listings receive priority. They are on the "hot" sheet circulated in real estate offices. The MLS flags it as a new listing. Your listing agent may hire a service to distribute flyers to all the buyer's agents. There are office previews and MLS tours.

Sure, you can lower your price later, but you only can have a "new listing" once! You only get the "sizzle" once!

If the house is priced correctly for its condition and location, it will sell. If your house is overpriced, no one will come. Dropping your price later deprives you of the best opportunity to market your house and makes potential buyer wonder "what's wrong with this home?

So, It is important to price your home right. Very Important!

Kim - excellent post.  All too often we see houses go on the market priced right out of the market.  The message it gives to buyers is that the sellers are unrealistic and may be less likely to negotiate.  When the price starts dropping, it has been on the market for a while and the seller looks desperate.  Pricing a property too high hurts the seller all the way around.  In the end, the buyers in the market set the price.  If a seller really wants to sell, price correctly from the beginning.
