Property Shopping for Rent Property Edmonton!
During the winter months when Home Staging is slow here in Edmonton, my newest venture is to buy some investment properties for my husband & I to have more cash flow.
Thus rentpropertyedm.ca has been born. (don't bother looking it up, we just got the domain...) =D
Even when the Real Estate Market fluctuates, having a tenant in your property will keep that property worth having. One can ride out the storm, so to speak...
My Realtor Ben & I have been perusing foreclosed Edmonton homes & have even been to a few.
Researching the MLS, doing number crunching as to what rental income vs. mortgage payments will be, & looking at the house, deciding if updates are needed, can take a lot of time.
That's why I haven't been around much.
I have every trade on my team that can make every property worthy as a rental or a flip.
My problem right now is; not getting attached to the potential of a home.
There is one property; in a prime location, 2 storey, vaulted ceiling, extra street parking, walking distance to West Edmonton Mall, Double garage, town home condo, 3 bed, 2 bath, little balcony off master bedroom. But it will need new everything.
I mean, I wanted to burn my socks after getting out of there.
(Holy-Hazmat-Batman!)
Used & abused is putting it lightly.
But the bones... awesome!
If I can get it for the right price, doing the remodel, even with; paint, a new kitchen & floors throughout etc. It will still be worth the investment.
We'll see what happens, there are also many other properties, that don't need as much work, but I know what I could do with this one...
