I love the classified ads. Calling on FSBO's can be a great way to capture hot leads. When I see an ad like this I automatically think, "there's a divorce on the way". I've listed a few homes when divorce was the leading motivator. As a Realtor, I'm called upon to do a lot more in the way of counseling in divorce situations. It's not easy and I try my best to stay as neutral as possible. I'm amazed at how people open up to me and sometimes, they just unload on me. If I have the time, I try to help just by being a good listener and giving them a chance to vent. My best advice to my clients has been to just do what's fair and equitable, and with that in mind, just be decent to each other.
